Summary of the Voids and Re-let Policy
Scope
The Voids and Re-lets Policy has been devised to minimise void periods and ensure properties are presented effectively to prospective tenants. A void property is one for which rent is chargeable but which has no current tenant.
Principles
A property is in a condition to be let when:
- It is wind and watertight and free from rising or penetrating dampness
- It is provided with sufficient means of heating, ventilation and insulation to enable tenants to occupy it without giving rise to prolonged severe condensation
- The gas and electric systems and landlord’s gas heating, where provided, have been inspected and valid safety certificates for the property are available
- The water supply is connected and plumbing services are in working order
- All necessary action has been taken to ensure the property can be let without putting the health, safety and/or security of the tenant(s) or their visitors at risk
- The interior of the property is clean, cleared of refuse and not in need of any repairs which could not reasonably be carried out when the property is occupied
- The decoration standard is that all surfaces are clean and prepared for decoration
- There is a current energy performance certificate for the property
Practice
- The policy will be implemented through:
- Devising procedures for compliance with the policy
- Keeping staff informed of policy and procedural requirements, amendments and changes
- Monitoring adherence to policy requirements and procedures
