Link2Let is a leading provider of mid-market and market rent homes, providing a comprehensive letting and management service for private landlords throughout Central Scotland.
We are a registered letting agent, regulated by the Letting Agent Code of Practice, and an accredited member of Landlord Accreditation Scotland, which promotes high standards across the housing industry.
Link2Let currently manages over 320 properties. Our focus is on providing high-quality, long-term homes for tenants.

Marketing and letting
- Property marketing
Link2Let properties are advertised on Zoopla, CityLets, S1 Homes and LettingWeb to maximise exposure to potential tenants. We also have a mailing list, currently with over 2,500 subscribers, which we use to send property alerts to interested applicants who have signed up on our website.
To apply for a property, applicants must complete an online application form and supply supporting documents. Viewings take place after an application has been processed and approved. The Property Management Officer meets prospective tenants to show them around the property and answer any questions they have. If required, virtual viewings can be accommodated.
- Tenant credit checks and referencing
Our team carries out an affordability check on every applicant, to ensure they can afford to sustain a tenancy. LettingRef, an independent 3rd party organisation, then run a credit and reference check before a tenancy can begin. Applicants must supply a reference from their current landlord and/ or employer.
A comprehensive photographic inventory is compiled before the start of each tenancy to record the condition of the property.
- Tenancy deposit
Tenants pay a deposit (usually equal to one months rent plus £100) before the start date of their tenancy. We lodge all deposits with SafeDeposits Scotland, one of the Scottish Government approved schemes, where it is securely held for the duration of the tenancy.
- Notification of council tax and utilities
We arrange the transfer of council tax and utility accounts at the beginning and end of each tenancy.
- Designated Property Management Officer
Every Link2Let property has a dedicated Property Management Officer, who is responsible for the property through each stage of the lettings and property management process, so landlords and tenants always have a clear point of contact. Every member of our team is qualified to manage your property – exceeding the minimum standard required under the Letting Agent Code of Practice – we all have, or are working towards, a Level 6 Technical Award in Residential Letting and Property Management (or equivalent qualification).
- Advice services
In addition to managing the property and tenancy, we also provide advice services for tenants. If required, tenants can receive information on managing their money effectively and accessing any benefits they may be entitled to, helping them to sustain their tenancy.
Our team also works with tenants and appropriate service to manage and resolve cases of anti-social behaviour.
- Property inspections
The Property Management Officer visits properties a minimum of once every 12 months.
- Arrears management
We take a proactive approach to arrears management, focusing on early intervention to prevent and resolve arrears quickly. If required, we can manage a tenancy with ongoing arrears through to eviction and recovery of the property.
- Monthly rent collection and account statement
Rent is collected and paid to the landlord monthly, along with a statement of account and invoices for payments and services (if applicable).
Repairs and maintenance
Link2Let offers a professional and competitive repair and maintenance service, which is provided by our Link Property subsidiary.
- Safety certificates
We arrange all safety inspections and certificates, to ensure the property remains compliant with current legislation, including annual gas safety and Portable Appliance Testing (PAT), and Electrical Installation Condition Report (EICR) 5 yearly.
- Out of hours service
The Link Property team provides an out of hours service, available 24-hours a day, so tenants can always reach them in an emergency.
- Estate management
We also provide a factoring service, appointing and monitoring contractors to ensure that communal grounds and stairways are maintained. Link Property also arrange any repairs or maintenance required to communal areas.
Our team carry out regular estate inspections to make sure that Link2Let properties remain a safe and pleasant place for tenants to live.
- Void works
When a property becomes void, we with Link Property to arrange any work required to get the property ready to re-let quickly, minimising void periods. Our current average re-let time is just 14 days.

Current Private Landlord Schemes
We currently manage the following service on behalf of landlords:
- Edinburgh Empty Homes Initiative
We work in partnership with City of Edinburgh Council to deliver the Edinburgh Empty Homes Initiative. This initiative helps homeowners make better use of their empty properties whilst providing affordable, safe and secure homes for people in need of housing in Edinburgh.
Through the Edinburgh Empty Homes Loan Fund, we can provide a loan of up to £15,000 to help with repair and renovation costs.
We manage any renovations and rent out properties as part of the initiative.
We have extensive experience in property management and have supervised a variety of improvements for different housing needs. We have access to a range of building and finishing contractors and offer a project management service to suit each property.
Our Link2Let team will market and rent the property for you and provide a management service for up to seven years.
