End your tenancy

To end your tenancy, for either a Short Assured Tenanc y or Private Residential Tenanc y , you need to provide us with 28 days ’ written notice .  

You can give notice in one of the following ways:

Complete an online form to notify us if you want to end your tenancy.

  • Your name
  • Address of your C~urb Lettings property
  • Date you wish your tenancy to end
  • Current utility providers
  • Address of the property you are moving to

Please note that if it is a joint tenancy, we require both tenants to confirm in writing that you wish for the tenancy to be brought to an end.

What happens next  

Once we have received your notice, a member of the Lettings team will contact you to confirm your tenancy end date and property details, and make an appointment to visit you in your current home. This is known as a pre-termination visit.  

This will allow us to carry out an inspection of your property, and advise if there are any repairs or redecoration you need to complete before you move , and hopefully prevent any rechargeable repairs when your tenancy ends.   

We will take into consideration the length of your tenancy and the household composition when allowing for reasonable wear and tear to the property.

Handing your keys back

On the day your tenancy ends, the best way to return your keys is by arranging to meet a member of the team at the property. This allows us to carry out a joint end of tenancy inspecti on and, should there be any areas that may result in recharges, we can discuss this with you and provide options such as, when possible, allowing you to keep the keys to carry out any further works to prevent  deposit deductions . 

Please note, we are only able to meet you during our working hours of Monday-Friday 9am-5pm.     

If your tenancy ends on the weekend, or you are not able to meet with us during the working day , you can post the keys into the property and send us an email at lettings@curb.scot to confirm you have left the property.  We will then attend separately to carry out the end of tenancy inspection and follow up wi th afterwards . You must agree this with us in advance to ensure that we hold keys for your property.   

End of tenancy recharges

It is our hope that we are able to work with tenants to try and ensure that they receive their full deposit back at the end of their tenancy.  The vast majority of former tenants receive their deposit back in full at the end of their tenancy.  

If rechargeable repairs are identified at the final inspection, this is likely to cause a delay in us being able to respond to or initiate the deposit refund, as we require the invoices for the completed works confirming the cost.  

As soon as any costs have been confirmed, we will notify you in writing before submitting a response to Safe Deposits Scotland.  

If you disagree with any recharges at the end of your tenancy, you can discuss these with your Property Management Officer or raise a dispute through Safe Deposits Scotland’s Dispute Service.  

Tenancy deposit

The earliest the deposit refund process can be started is on the day your tenancy ends . The deposit refund process can be initiated by either party. 

Once your tenancy has ended and the final inspection is complete in your property, we will advise if there are any costs to be deducted from your deposit before we contact SafeDeposits Scotland .  P roviding there are no recharges at the end of your tenancy, we would aim to submit deposit refund requests within 5 working days . If there are rechargeable repairs, we must wait on all works being completed and the invoices be ing received before we can request a refund or respond to a repayment proposal .   

You may also request your deposit back directly from SafeDeposits Scotland at a ny point after your tenancy ends .   

Once either party starts the deposit refund process, the other party has 3 0 working days to respo nd before the deposit will automatically be repaid as per the original proposal .  Please note that if neither par ty initiates the deposit refund process, the deposit will remain with Safe Deposits Scotland indefinitely, until either party starts the process.   

Once a repayment has been agreed, Safe Deposits Scotland aim to pay this within 5 working days of receiving your account details.
